Great location, potentially nice place. Cleaning crew not up to par, mold on windows/blinds in kitchen. Dust/dirt/sand still in places on floor. Bathing suit from previous guests left in bathroom. Kitchen fridge not cooking much, had to utilize the one in the garage which is very inconvenient and was pretty dirty from something being spilt and not cleaned. Balcony area needs a lift and cleaning.

Cleanliness and guest experience are extremely important to us, and it’s disappointing to know we fell short. What surprised me most is that we never heard from you during your stay. We always encourage guests to reach out right away with any concerns. Our team can usually respond immediately with a re-clean, repair, or by providing anything that might be missing. We’re certainly not perfect, but we work hard to fix issues as soon as we know about them. Unfortunately, we only learned of your concerns after your review, which meant we had no chance to make things right while you were here. You mentioned mold on the blinds, which we found only on the very top blind... which is very hard to see without standing above it or eye-level. We immediately opened a ticket to address that... thank you. Regarding the refrigerator, we tested it after your note and it appears to be working properly. One thing we’ve noticed over the years is that when guests arrive and immediately stock an empty refrigerator full of groceries, it can take several hours to fully cool everything, which can make it seem like the fridge isn’t working. Even so, we’ll continue to monitor it closely. We’re also reviewing our cleaning process with our housekeeping team to make sure every detail is addressed, even during our busiest season. We host thousands of guests each year and consistently maintain a 4.9+ rating because we truly want every stay to be five-star. Timely communication is one key to making that happen, and I only wish we’d had the chance to resolve these issues for you in real-time. Thank you again for helping us improve. -Jason

The place was very clean, they provided a ton of items for the beach including umbrellas beach chairs wave boards etc! The kitchen was equipped with all the utensils we needed !! They even had an zester !! Which I used for a cake I made there! We used the Weber grill 4 nights, worked great!! The rooftop patio area was a great bonus!! The golf cart was plenty big for everyone ! The refrigerator/freezer in the garage was a huge plus!!! Would definitely stay here again!

Great Location! Walking distance to beach. We preferred the other beach access (the name had the word 'shells'.....take a left onto street when you leave property and you'll see it). Loved the atmosphere during day and night. The only cons were hot water (lack of) and parking (there's only 1 spot). Otherwise, it was great and we'd stay there again.

Pros: (1) Location - Gulf Place shops and restaurants right outside the front door, great atmosphere 24/7, walking distance to beach (we preferred using Shell Seekers and Spooky Lane beach access because it was way less crowded than Ed Walline). (2) Balcony Views, especially in morning and evening. (3) Ensuite bathroom for 3 of the 4 bedrooms, 2 king beds (4) Great kids' room & video game (I can hear Pac-Man in my sleep). Note: the video game plays a lot of old-school games, not just Pac-Man. We figured out how to access the other games the day before we left. That's something good to add to the guide. (5) Jason was very responsive to any issues we had! (6) Golf cart was amazing! (7) Very clean, comfortable and spacious. Cons: (1) Only 1 parking space. The townhouse holds 10 people comfortably, so be prepared to park elsewhere. It was an issue but we always managed to get spots nearby (mainly in the loop by the pool). (2) Hot water - We never had enough hot water for showers. There's only 1 hot water heater for all 4 bathrooms, kitchen, and washer. We had 8 people and it was an issue. (3) Stairs - You have to climb at least 1 flight of stairs to get to the kitchen/living area. On the first and last day, you have to haul your ice chest and suitcases up/down those stairs. The 2 master bedrooms are on the 3rd floor. The balcony is on the 4th level. Thankfully we had 2 teenage boys and 2 men (my wife said her butt/legs thanked her every day), but if you have anyone in your party who cannot climb a lot of stairs every day, you may not want to stay at this property. The kids' room is the only room on the first floor. Overall, it was a great experience and I'd love to stay here again. And, be sure to read the guide.....super helpful!

The only reason this was not a 5-star review is that Jason required all communication to be outside of the AirBNB app, which made me uncomfortable. He also required that I give him my credit card information outside of the AirBNB app. All of that was not transparent until after the reservation was made. Ordinarily I would not share my CC info outside the platform. I needed the house, though, and was not sure if I could find another one for the dates. Other than that the house was nice, clean and in a good location. Walkable to a small town with shops and restaurants, and just a few minutes walk to the beach.

The house was clean and well appointed. We had plenty of provided household supplies to get us through the week. The location was close to the public beach and restaurants. Plan on getting to the beach early because the public access fills up fast since the majority of 30A is private now. We had a great time and they were very responsive any time I had a question. The location was fantastic—super convenient and within walking distance to the beach, local shops, and restaurants. Overall, it was a great experience with very little to critique. The townhouse was perfect for us . It was very clean and nicely decorated . We didn’t need to do anything . The house was supplied with plenty of towels and beach chairs. The location was perfect being so close to the beach . Besides the fact the house was beautiful , the fact that it came with a golf Cart made this home the prefect choice for us because we didn’t have to have the hassle of renting one . Area is great, nice restaurants, can walk to the beach, townhouse nice, but probably won’t stay here again. Townhouse “sleeps 12” but there is only parking for 1 car and the public beach you have access to has beautiful water & sand but is TINY & PACKED, you are literally elbow to elbow!

Hi Carol, I'm so glad to hear you enjoyed your stay! It’s such a beautiful place. Regarding parking, it can indeed be tough during the peak high season anywhere on 30A. You are correct that there is space for only one car at the property itself. However, there is additional parking right across 30A and across from the pool. Both spots are just a stone's throw away. As for beach access, I assume you are referring to the main access point in Gulf Place. However, we also provide another access point that is much less crowded because there is no parking lot. Since you are so close, you can walk, making it feel almost private for our guests. Perhaps you just missed that in our guidebook. Hope you'll let us host you again sometime! - Jason

We had a great stay at Jason’s place. The house was beautiful, GREAT location close to the beach as well as restaurants/ice cream. We also had a fun time with the golf cart. Beach chairs and towels were provided, which was very helpful for us since we flew in. The house layout was great for our group of three couples. We also enjoyed the rooftop deck! This is a wonderful property located right in downtown Santa Rosa Beach. Beach access and lots of restaurants are located less than a five minute walk from this house. The house is comfortable and roomy enough to be inside all day and have your own space.

We had a wonderful time! The house was clean and great for families. The location was wonderful - the private beach access was a short walk across the beach and absolutely beautiful. The house was located right near shops, restaurants, and ice cream parlors (which the kids really enjoyed!). The golf cart was a great bonus! Seth and Jason were incredibly responsive, kind, and accommodating. We would definitely stay here again!

We had 3 family's with 11 total people. Gaining access to the house was a breeze. Our first night, we walked down to the beach, but upon trying to re-enter the house, the code did not work. We were able to reach out and within 5 minutes we were back in the house. The golf cart was having issues and we were not able to use it until the 3rd day, but similar to other reviews, everything is walking distance and it wasn't really needed. The house itself was beautiful and clean. Having 2 master bedrooms was a nice addition that other airbnb's do not have. I spent a while on the phone with Seth working on getting the golf cart working, he was very helpful and we were able to work through the issue. The kitchen, dining room, living room was a nice place to gather with plenty of seating. Absolutely loved the 4th floor balcony, we spent quite a bit of time up there. Thanks for letting us stay at your beautiful home.

We had a great stay and overall everything was great! We didn’t realize the floor plan had the two master bedrooms on the third floor and the 3rd bedroom on the 2nd which forced the older members of our group to use the stairs but that was ok, just know that before you book if that’s an issue. The place was clean and just as described, the golf cart was a great convenience although everything we wanted to do was very walkable. We preferred using the Shell Seekers Cove or Spooky Lane beach access points as they were less crowded than the Ed Walline. Parking was a little tight and crowded as we did have a 3/4 ton truck in our group, but standard sized vehicles would be fine, just a little tighter than normal. Jason and Seth were responsive and helped us out with any issues or questions we had. We had a great time and would stay again!

Many positives to say about this place! The location is amazing - walkable to the beach. The decor in the townhome was beautiful-rooms were spacious, kitchen was great with all the amenities that you need. The golf cart was a great addition. We also appreciated all the beach chairs/toys/etc. they had to use. A few negatives-I believe there are two units (one until for 3rd floor, which both masters are located, one unit for bottom floor, which the bunk beds were located and our kids slept). Both units "broke" on our third night and it got pretty warm. I notified them that night, around 9pm and a technician came in the early PM. The top unit was fixed and the bottom unit was unfixable, so no AC down there for the 4th and last night, which was not ideal for anyone. The communication to get a partial refund was slow. We did get a refund, but they deducted a chair which they said was damaged, but we were not positive it was us. Disappointing end to a great trip-place was still nice.
